Home Information Packs (HIPs) 

 

Home Information Packs are now a mandatory requirement for those looking to sell a property comprised of three bedrooms or more.

A Home Information Pack contains a set of documents to help a prospective buyer with their decision.  It is hoped that HIPs will speed up the selling process, provide  confidence to the buyer and reduce the level of property transactions that fall through.  Once you have ordered a HIP you can put your property on the market.

 

                                  

 What does a HIP include?

 

Energy Performance Certificate

 

This document gives information on the energy efficiency level of the property. You will need a licensed Home Inspector to visit the property to take various readings at an agreed time convenient for youIt may be a good idea to get a CORGI approved engineer.

 

Sale Statement
This item gives a brief detail of the terms of the sale, estate agents, solicitors and buyer and seller information.

Evidence of Title


This consists of a Land Registry document which details the legal ownership of a property. 

 

Local Searches


These include the local authority search detailing any statutory provisions affecting the property (e.g. planning permissions or new road schemes) also water and drainage searches. 

 

Some conveyancing firms have warned against relying on local searches and ask propective buyers to carry out a full local authority search for information that may not appear on a local search.

 

Leasehold or Commonhold Details


These are additional details which are only required if applicable to the property.

Private sales (ie sale to family member)

Sales of portfolios of properties

 

Properties to be demolished 

Always seek legal advice before purchasing a HIP to establish if one is necessary 
  

 

 

 What it does not cover

 

 

At the moment the HIPs packs do not include a property condition assessment and clients will need to have a survey carried out as normal.

 
The government has plans to extend the HIP to include other searches and certain other legal information. However no further information has been announced to date.
